UP-RERA orders promoter to hand over Clubhouse, facilities to Azea Botanica homebuyers

States » NorthPosted at: Oct 10 2025 11:35PM Lucknow, Oct 10 (UNI) In a landmark judgment, the Uttar Pradesh Real Estate Regulatory Authority (UP-RERA), Principal Bench, has directed Azeagaia Development Private Limited, the promoter of the Azea Botanica housing project in Lucknow, to hand over the clubhouse and all common facilities to the Apartment Owners’ Association. The Authority ruled that these amenities are for the collective use of homeowners and cannot be retained or commercially exploited by the builder. The order came in response to a complaint filed by the Azea Botanica Apartment Buyers Association, which accused the promoter of unilaterally altering the approved layout plan. According to the association, the promoter had wrongfully attempted to classify the clubhouse and other common areas as "independent areas" to retain ownership and use them for commercial gain, actions found to be in clear violation of legal provisions. After a detailed hearing, UP-RERA concluded that the promoter’s actions infringed upon the rights of allottees and contravened the Real Estate (Regulation and Development) Act, 2016, along with state-specific rules and the Uttar Pradesh Apartment Act,  » Read More

How To Use Instagram Filters: Examples + Best Practices (2025) – Shopify

If the arrival of the iPhone turned everyone into photographers, the Instagram app’s robust photo filters allow you to become a photo editor with just a few clicks. Knowing how to apply filters can help you achieve a unified aesthetic and level up your Instagram game, whether you’re using the social media platform for personal photos or for your brand’s marketing and ads. Let’s take a closer look at the best practices of using Instagram filters and some examples of these visual enhancements in action. What are Instagram filters? US Ryder Cup A Mess That Not Even Another Task Force Could Fix – SwingU Clubhouse

The best news out of the American camp since losing the Ryder Cup again to the Europeans is that no one has suggested another task force. The path forward is no less muddled than it was leaving Scotland in 2014. An Indiana club pro — Ted Bishop, the PGA of America president — decided that Tom Watson should be the U.S. captain for those matches at Gleneagles. That didn’t go well, ending not only with another loss but with Phil Mickelson in a most awkward takedown of the captain. That led to the vaunted task force, and Mickelson was far more optimistic five months later when the work was completed. “We are looking forward to not just 2016 … but really laying a foundation and a blueprint for the years to follow of continuity and success,” Mickelson said. The Americans have won two of the five Ryder Cups since then — that could be called success considering they had won only two of the previous 10 times. The continuity?  » Read More

Inside the Yankees meeting where Giancarlo Stanton gave them ‘kick in the ass’

TORONTO — Giancarlo Stanton stood in the middle of the visitors’ clubhouse in Texas after another wrenching loss in early August. It was during a particularly difficult time for the New York Yankees, not unlike the one they face now two months later, as they stare down the barrel of elimination. With every player sitting in front of his locker, and with the coaches and staffers on hand, the respected veteran went off for about five minutes. When Stanton was finished imploring his teammates to play up to what he considered their immense potential, nobody else spoke. “A wakeup call,” Yankees captain Aaron Judge said of the private meeting, which has not been previously reported. “It was the first time I really had a one-player meeting,” infielder José Caballero said. “We kind of needed somebody to get (on) our asses like that,” third baseman Ryan McMahon said. Months later, after responding to that speech with a second-half surge, the Yankees find themselves once again needing to heed Stanton’s message. After Sunday’s lopsided 13-7 loss to the Toronto Blue Jays,  » Read More
