Newtown Planning and Zoning Approves Athletic Fields Application – PrimePublishers.com

NEWTOWN – The Planning and Zoning Commission last week approved an application to construct two athletic fields, a clubhouse and associated parking, landscaping, storm drainage and utility improvements at 90 Mt. Pleasant Rd. The Special Exception application, submitted by Civil 1, had met with resistance from neighboring residents, who had expressed concern about traffic and the potential impact on wells and storm water drainage in the area. An intervenor, Whippoorwill Hill, had presented opposing information at the commission’s December meeting. Last month, attorney John Knuff, representing the applicant, had reminded the commission that the intervenor could only address environmental concerns and must prove that the applicant’s proposal has an unreasonable likelihood of causing polltion before the Public Hearing was closed. Commissioners did not have too much to say before voting to approve the application. Chairman David Rosen said he felt the intervenor had not proven the case that there would be an adverse environmental impact. The news: The Super Bowl is no longer a one-shot awareness event. It is a conduit to owned, measurable environments through second-screen activations. This year, TikTok and Uber Eats both turned their TV spots into entry points for deeper interaction. TikTok invited creators, athletes, and brand teams, including Doritos and Ulta Beauty, into a centralized in-real-life (IRL) hub for Super Bowl weekend. Inside the clubhouse, they filmed short-form videos, collaborated on trends and reacted to game moments in real time, per Adweek. The result: On Super Bowl Sunday and the following Monday, TikTok recorded a 13% YoY lift in Super Bowl–related engagement. Ace Bartenders owners purchase The Club at Blackthorne for $3.9M amid zoning dispute

The future of a planned restaurant within Penn Township’s Blackthorne Estates hinges on an upcoming zoning meeting, as new ownership faces a formal challenge from developers over the facility’s use. Blackthorne Investors is challenging the occupancy permit issued to The Club at Blackthorne, arguing against the operation of a restaurant within the housing community, according to township solicitor Michael Korns. The matter is slated for discussion at the township’s next zoning hearing board meeting, set for 7 p.m. Feb. 12 at the municipal building. New ownership, new plans The challenge comes as Anthony and Leah Cifelli, ages 40 and 43, take the reins of the 36,000-square-foot facility.
