Ace Bartenders owners purchase The Club at Blackthorne for $3.9M amid zoning dispute

The future of a planned restaurant within Penn Township’s Blackthorne Estates hinges on an upcoming zoning meeting, as new ownership faces a formal challenge from developers over the facility’s use. Blackthorne Investors is challenging the occupancy permit issued to The Club at Blackthorne, arguing against the operation of a restaurant within the housing community, according to township solicitor Michael Korns. The matter is slated for discussion at the township’s next zoning hearing board meeting, set for 7 p.m. Feb. 12 at the municipal building. New ownership, new plans The challenge comes as Anthony and Leah Cifelli, ages 40 and 43, take the reins of the 36,000-square-foot facility. The couple purchased the clubhouse in December from former owner Jeannine Schemm for $3.9 million, according to Westmoreland County property tax records. The Cifellis, who own the 10-year-old bar service company Ace Bartenders, have worked at the venue since it began hosting weddings in 2020. Plans for new clubhouse at Caldy Rugby Club approved | Wirral Globe

A WIRRAL rugby club has been warned authorities will “keep a watchful eye” as a key decision has been made about its future. A new clubhouse was approved as well as a new Aldi and new homes elsewhere. Caldy Rugby Club asked Wirral Council for permission to demolish their existing clubhouse, and in its place build a new larger one. This includes a community hub, plans to remodel the existing car park, as well as create new groundsman buildings, a tractor store, and a building for bikes.  The club on Telegraph Road has been there since 1925 and has seen great success in recent years on the pitch. Councillors were told the new clubhouse was needed to deal with new league requirements as well as bigger crowds attending matches. If the plans were not approved, the club argued this could put its future in jeopardy. The Clubhouse apartments at Riverside Village in North Augusta will soon be for sale as condominiums. NORTH AUGUSTA — The Clubhouse apartments at Riverside Village will soon be for sale instead of for rent. A limited liability company put down $7.8 million in spring of 2023 to purchase three of the Clubhouse’s four components, while the city of North Augusta retains a quarter stake in the building, owning the portion dedicated to the Augusta GreenJackets’ locker rooms. And this week, North Augusta City Council sanctioned the conversion of the Clubhouse’s 32 apartments into condominiums. Biofuel Riverside, LLC, purchased its stake in the building less than a month from when these same three sections of the Clubhouse were foreclosed upon, property records and court filings show. Little public information is available on Biofuel Riverside, but at least two prominent local businessmen are involved in the Clubhouse’s housing conversion. Gone is the vision of a two-story Bobby Jones Golf Course clubhouse with wraparound veranda offering a panoramic view of the course and, farther in the distance, the adjacent nature park. Gone is the second-floor restaurant sized to accommodate special and private events with the cart barn below. In addition, gone is $544,211 the city already paid Jon F. Swift Construction to design all that as the blueprints are shelved, perhaps applied to another project for another client in another location.
